The Home Building Process

You have decided to build your first home and you don’t know where to start. You have many questions and you are unsure of where to go. GNH Lumber offers you the area’s only Home Planning Center. The center offers answers to your questions with a staff that is knowledgeable in the building process that can help you bring your dreams into reality.

The Home Planning Center can provide you with recommendations for financial institutions, surveyors, excavators, and contractors. The Planning Center is there to help you outline the process and get you started on the initial plan and layout of your new home or addition. The Center has an extensive library of contractor portfolios, zoning regulations, hardcover books, and videos that are accessible to the public.

The building process has many stages that are outlined below. Once you have the property/site for your new home there are several stages to go through before the actual construction takes place.

There are typically eight stages of construction that you can expect when building or remodeling your home:

A. Site preparation: Survey, well, septic, excavation of building site.

B. Foundation: slab, standard poured form, or insulated concrete forms

C. Framing: floor system, walls, roof rafters or pre-engineered roof trusses

D. Rough mechanicals: plumbing, electrical & heating

E. Pre-finishes: Installation of insulation, windows, doors and drywall

F. Exterior finishes: Roof, siding, gutters, drainage, or other features (i.e. decks)

G. Interior finishes: Windows & door trim, wall finishes, flooring, cabinets, countertops, appliances & plumbing fixtures

H. Settling in: Final walk through, moving into your new home

After reviewing the eight stages, the first and most important is the site. Do you have a specific area in which you would like to build your home? Are you aware of any restrictions on the property, such as type and size of the home, finishes, drainage, well, septic, etc.? The restriction, if any, may limit you in what you are allowed to build on your lot or parcel of land. Once these are clear you are ready to plan your home or addition to suit your particular needs.

Appointments can be made with our draftsmen who will sit down with you, one on one, and listen to your ideas and desires for your home. They will take into consideration lot size, layout and restrictions, budget constraints, and personal preferences. Each new home/addition GNH Lumber drafts is custom to that individual or family. We are not in the business of mass production; we believe that each house should represent its owner and their needs.
